BUYER REPRESENTATION

Buying a home is probably the biggest financial commitment you’ll ever make. Whether it is your first purchase or you have bought several homes in the past, purchasing a home is a major process. It is important to have an experienced, competent Realtor to represent your best interests.

Here is a brief summary of the Buyer Representation Services I provide:

  • YOU WILL NOT BE REQUIRED TO SIGN AN EXCLUSIVE REPRESENTATION AGREEMENT

  • It is common for many Agents to require buyers to sign an Exclusive Right to Represent Agreement. This means you as the buyer are required to work exclusively with that agent. I do not require an agreement until we begin negotiations on a property. I am confident that you don't need a signed agreement in order to continue working with me. I provide expert guidance based on many years of experience and my buyers have always been very happy to have me representing their best interests.

  • ASSISTANCE IN DETERMINING PURCHASE PRICE QUALIFICATIONS

  • If you have not been pre-qualified already, you may pre-qualify on-line. Simply Click here: "Mortgage Rates", then select “pre-qualify”. An application will appear. You may fill out the confidential and secure form and then hit “submit”. The information will go directly to a LOCAL loan officer (not to me). There is no cost or obligation. Kathy Harris with Bell Mortgage will contact you to let you know what interest rate, cash requirements, and purchase price you qualify for. She will provide you with a “Pre-Approval Letter” so you will be ready to shop for your new home!

  • SEARCH FOR HOMES THAT MEET YOUR REQUIRMENTS

  • You tell me everything you require including area, number of bedrooms & baths, age, style, garage size, acreage, etc. I will then begin searching all available inventory whether it be listed in MLS, or within a proprietary list of homes that will soon be on the market. If you choose, you may be set up to receive a daily email of all new listings that fit within your criteria. Click Here [Automated MLS Search] to enter your criteria. You will receive emails that contain a link that will take you to a page in MLS containing detailed information and photos of new property listings. If you choose not to receive emails, I will review the homes for you and select those that most closely match your personal requirements.   • SHOW YOU PROPERTIES ON THE MARKET THAT MATCH YOUR REQUIREMENTS

  • I will map out and schedule showings on the homes you wish to see. I will personally take you through each home and share my knowledge and experience relative to price, condition, location, and re-sale.

  • CONSULT WITH YOU ON PRICE, TERMS AND STRUCTURING THE OFFER

  • Negotiating an offer is one of the most important steps in purchasing a home. The initial offer you structure is a critical first step in negotiating. I will share my experience, knowledge and special techniques with you so you can make well informed decisions during negotiations.

  • DRAFT THE PURCHASE AGREEMENT AND PRESENT THE OFFER

  • All communication between buyer and seller is done through the agents that represent them. I will be in close contact with you during negotiations and advise you throughout the process. I will always represent YOUR BEST INTERESTS in the transaction.

  • FOLLOW-UP ON TIMELINES AND PROGRESSION TOWARD CLOSING

  • Once final acceptance of the offer is complete, I will gather all pertinent information and contacts relative to mortgage companies, title companies, inspectors, etc. I will follow up with the various parties to make sure all necessary actions are taken to insure a timely closing.

  • MEET WITH YOU AT THE PROPERTY FOR FINAL WALK-THROUGH PRIOR TO CLOSING

  • Prior to closing I will meet you and do a final walk through. The purpose of the walk through is to make sure all appliances included, heating, AC, plumbing, etc., are in working order. Should any issues arise, I will address them immediately so they may be resolved quickly prior to closing.

  • ATTEND CLOSING AND ADDRESS ANY ISSUES OR QUESTIONS THAT MAY ARISE

  • I will personally attend the closing to make sure you are comfortable and well informed. Should any issue arise I will address it and resolve it to your satisfaction.

  • FOLLOW-UP AFTER CLOSING TO MAKE SURE YOU’RE ALL SETTLED AND HAPPY IN YOUR NEW HOME!

  • Occasionally things may come up after you have moved into your new home. Should you have any questions or problems I will be available to assist you with your next steps. I will continue to be available to assist you with any and all of your real estate needs!
