-PRICE ANALYSIS

List Price is the MOST important aspect of marketing your home. Your initial list price can make or lose you many thousands. I will analyze the current market relative to solds/pending sales/current listings and general overall market conditions.

-ESTIMATED SELLING EXPENSE WORKSHEET

Based on the Estimated Sale Price, I will prepare a cost estimate of all anticipated expenses involved in selling your home. This allows you to plan for your next move based on the amount of cash you will receive at closing after all expenses including your mortgage, have been paid.


-STAGING

Extensive on-site review and detailed recommendation for
interior and exterior property adjustments.


-MULTIPLE LISTING SERVICE (MLS)

Customized entry into MLS Service including Additional Photos & Virtual Tour.


-FOR SALE SIGN

An attractive Colonial Post Realty Executives sign. Golf course and Lakefront properties will have two signs installed (where permitted). My CELL PHONE NUMBER is the phone number that is PRINTED ON ALL OF MY SIGNS. I carry my cell phone with me at all times. This allows for quick response time to interested parties requesting more information.


-ELECTRONIC SECURITY LOCK BOX

An Electronic Lock Box will be secured on or near your front door. This allows easy access for MLS Cooperating Realtors to show your home. The Electronic Lock Box also keeps a record of every Realtor or Appraiser that enters your home via the Lock Box. There is no Key Pad attached directly, so you cannot open it without an electronic key pass and a special secure ID code. These Lock Boxes are expensive but have an increased level of security. ALL my listings will have an Electronic Lock Box - nothing less.
